The Hidden Dangers of Asbestos in our Buildings

Effective asbestos manager

Asbestos has long been a hidden threat in many of our buildings, particularly in structures built before 1997 when its use was banned. Despite the legal restrictions, asbestos still poses serious health risks. Companies and Facilities managers must remain vigilant about these risks, ensuring that their buildings meet the regulatory standards to protect both their occupants and their workers.

The Health Risks of Asbestos Exposure

When asbestos-containing materials (ACMs) are disturbed, whether through renovations, demolitions, or general wear and tear, they release microscopic fibres into the air. These fibres can easily be inhaled and cause serious respiratory diseases such as asbestosis, lung cancer, and mesothelioma. According to French public health authorities, these illnesses can develop over many years or even decades after exposure, which is why vigilance is crucial.

Asbestos: A Hidden Hazard

Though its use has been banned in France since 1997, asbestos-containing materials (ACMs) can still be found in most older properties, particularly in insulation, roofing, plaster products, glues, mastics and floor tiles. The danger arises when these materials are disturbed during renovations or routine maintenance, releasing dangerous asbestos fibres into the air, which is why regular monitoring and expert removal are vital.

The Legal Landscape in France

Since the banning of asbestos, France has applied strict regulations regarding the management and removal of asbestos bearing materials. Under Decree No. 2012-639, Building owners and Facilities managers must conduct an asbestos survey (DTA – Dossier Technique Amiante or DAT – Diagnostic avant travaux/démolition) to identify the presence of any asbestos materials.

Building owners and Facilities Managers are legally required to ensure compliance with these complex regulations. They must ensure that proper surveys have been undertaken before any work begins.
